Planning a Home Remodeling and Home Renovation Project

planning a Home remodeling and home renovation project
Plan, budget, and get to work!

Renovations are famously stressful. They disrupt your regular routine, are noisy, require a lot of decisions and time, and usually a few snags along the way. So don’t end your marriage over your remodeling project – use some proven steps to maximize your experience.

FIRST STEP OF HOME REMODELING

Find a vetted and reputable contractor that has done home remodeling. For a project of this magnitude, being cheap on the front-end usually ends, costing homeowners 20-50% more in the long run. A smaller contractor might be tempted to bite off more than they can chew by committing to massive projects and underbidding to land the contract. Work with a contractor with the experience and know-how to overcome any surprises with a plan of action.

Be sure to get a few consultations so you can compare vendors, plans, and value of the proposal. Not all bids are the same, and you might end up with parts of the home remodeling project not completed. Verify their work and check into their “reviews” to if they are legitimate. Check the Better Business Bureau for a string of complaints. Ask these questions:

  1. How many years of experience?
  2. Whats a job you have completed that is more similar to this one?
  3. How do you handle unforeseen issues?

TYPICAL TIMELINE FOR HOME REMODELING

Here is why you will want the project in this order:

1. Planning: Determine the scope of work, and do what you can to get rough estimates from sub-contractors to help solidify your budget. Organize a list of must-haves and get an idea of what you can complete later to meet a specific budget. Acquire any plans and permits necessary to complete the work.

2. Funding: Sometimes, you will see it worth doing multiple projects at once and need to figure out how to pay for or finance the project. This step might take up to 2 months!

3. Demolition: Coordinate a day or two to remove the old materials and fixtures. Think of setting a clean slate.

4. Electrical and Plumbing: Contractors call this rough-in, for all the work done behind the walls or beneath the floors. They get in there and take care of the order and details.

5. Framing & Drywall: If needed, you will need to close up the walls and smooth out any damaged drywall.

6. Paint: It makes sense to paint BEFORE the cabinets and fixtures are installed.

7. Cabinets & Fixtures: Now is where your vision comes to life.

8. Doors & Window Surrounds: Install your interior doors and closet doors hung in those rooms before any flooring installation.

9. Flooring: Install carpet, tile, and any remaining laminate flooring. Cover the air vents if you are cutting any flooring in the house.

10. Trim & Finish Work: This where they close any gaps between cabinets or flooring with trim. You will also see the finishing touches of the project, like additional fixtures or final touch-ups.
